How the 18-month payment plan works at Curated Kitisuru
A simple explanation of the booking fee, 20% deposit, construction-period balance, and cash-buyer discount.
A good payment plan should make ownership easier to plan, not harder to understand. Curated Kitisuru uses a straightforward structure: reserve, deposit, then clear the balance during construction.

Step one: reserve
The booking amount is KES 50,000. Before paying, buyers should confirm the selected unit type, current availability, payment instructions, receipt process, and the exact treatment of the booking fee.
The reservation form should state what the booking fee does and does not guarantee.
Step two: pay the deposit
The deposit is 20% of the selected unit price. On the Junior One Bed at KES 3,000,000, that is KES 600,000. On the One Bed at KES 4,500,000, that is KES 900,000.
Buyers should confirm the deposit deadline and any conditions attached to the reservation before committing.
Step three: plan the balance
The remaining balance is paid within the 18-month construction period. This structure can support buyers who need time to stage payments, but it still requires a disciplined cash-flow plan.
Cash buyers receive a 20% discount from the list price, making the Junior One Bed KES 2,400,000 and the One Bed KES 3,600,000, subject to the final sales documentation.
